Whether you’re just starting out or looking to overcome barriers as you advance, use these proven strategies to negotiate your worth, build your network, and become a leader in real estate.
Want to build a thriving career in real estate but aren’t sure how to break into this male-dominated industry? This comprehensive guide shares tips for women entering real estate professions like agent, broker, appraiser, and more. Please note that I can only speak on my personal experiences. I find that the appraisal industry is much more male dominated where I am from; however that does not negate other professions. This is a general overall guide for some tips/tricks I have learned over the past few years that you can apply in your life. Know Your Value and Negotiate Your Pay Confidently
In real estate, assertiveness and self-advocacy are key to succeeding as a woman. Before negotiating salary or pay, research typical compensation for your desired real estate role so you understand your market value.
Arm yourself with this knowledge to negotiate pay rates and commissions with confidence. But also know when you actually have leverage to renegotiate your contracts or fees.
For example, as a new real estate appraiser, I signed a non-compete clause early on and knew I had no leverage to negotiate my fee split until I got my certification. Once I had more experience under my belt, I successfully renegotiated a higher fee split by clearly showing my increased value.
The key is thinking strategically like a business owner about optimal timing and justification when discussing money. Don’t be afraid to advocate for what you deserve!
Continuously Invest in Your Real Estate Education
Arming yourself with top-notch real estate education displays competence and commands respect as a woman forging your way in this industry.
Seek out high-quality courses, mentorships, training programs, and continuing education to become an expert in your specific field like residential brokerage, commercial appraising, property management, and more.
For example, investing time and money into rigorous appraisal training programs gave me in-depth valuation expertise and elevated my credibility. Continuous learning is key for advancement and overcoming prejudices. I would highly recommend Appraisal Institute for expanding your appraisal knowledge.
Build a Strong Network of Women in Real Estate
Connecting with other successful women working in all real estate specialties is invaluable. Attend conferences, networking events, join real estate associations, and seek out mentors to establish your support network.
Platforms like the Appraisal Institute and the National Association of Realtors’ Women’s Council of Realtors® offer great communities. Amplify other women through referrals, recommendations, and shoutouts.
I’ve met amazing mentors and peers (men and woman) from in-person continuing education courses and industry gatherings. Having fellow successful real estate men and women in your corner is crucial for development and achievement.
Admit When You Don’t Know – Commit to Learning
In real estate (or any industry for that matter) you may sometimes feel pressure to appear like you know everything, especially as a young woman in a male-dominated field as I am. But don’t be afraid to openly admit when you don’t know something and commit to finding the answer.
Early on, I wanted people to think I had all the expertise. I had more of a “fake it till you make it” mentality. Over time, I realized admitting you have more to learn shows so far more confidence and strength. Today, I embrace that I don’t have all the answers yet – and that mindset empowers me to constantly gain new knowledge. The new mentality motto is “embody it until you become it.”
Keep on Going
Sadly, you may sometimes encounter biased attitudes, double standards, or discriminatory treatment as a woman pursuing roles in the traditionally male-oriented real estate industry, specifically appraisals.
Know that this says nothing about your capabilities. Don’t let obstacles shake your self-assurance. Hold your head high and keep going on the path ahead. The challenges will make you more resilient in the long run.
